FACILITY - BUILDING MANAGEMENT & MAINTENANCE

Facility management is the process of ensuring the premises and other assets continue to operate at maximum efficiency and retain an exceptional appearance. Maintenance of any building involves the premises’ upkeep which includes the structural, electrical, mechanical and plumbing systems. The complexity of managing a building is always increasing.

At AEGIS Development Group, we understand that maintaining a facility or building is a complex operation that requires the right skills, experience and technology to manage the premises, adhere to property and building compliance requirements as well as making continual improvements in efficiency.

Proper building management will help prevent the process of decay of a building, maintain structural stability and safety, as well as ensuring continued building compliance against statutory requirements. However, a poorly maintained building can create problems such as degradation, reduce performance and affect the health and safety of its users or tenants. Why is building maintenance important? There are 3 main reasons why proper maintenance is important for every business:

  1. The health and safety of its employees

  2. Preventative maintenance is more cost-effective

  3. A well-maintained property improves its appearance

Building or Facility management refers to the management of a facility within the built environment at a strategic and day-to-day level to deliver functioning objectives to maintain a safe and comfortable environment.  AEGIS Development Group will provide the right personnel or team who are hardworking, skilled and experienced professionals that will deliver essential and sustainable solutions to each one of our clients.  By working closely with our client, we ensure our services will minimize any disruptions to the businesses or tenants.

Some of our popular facility management services include, but are not limited to:

  • Building façade/roof maintenance

  • Mechanical & Electrical maintenance and installation

  • Planned preventative maintenance

  • Electrical inspection and testing

Building Maintenance

  • Planned Maintenance – Any type of maintenance activity which is planned, documented and scheduled. The purpose of planned maintenance is to reduce the amount of time spent on large repairs by having essential resources scheduled. For example, a boiler service is a type of planned maintenance.

  • Preventative Maintenance – Any type of maintenance that is regularly carried out on a piece of equipment to prevent the likelihood of it breaking. This type of maintenance is performed while the equipment is still operational so that it doesn’t breakdown unexpectedly. For example, oil changes are a type of preventative maintenance. Planned and preventative maintenance activities are often merged to become Planned Preventative Maintenance (PPM) plan.

  • Reactive Maintenance – Repairs that are completed when equipment has already broken down. These repairs will fix the equipment so; it is back operating to its optimum efficiency. This type of maintenance can also be known as breakdown maintenance.

  • Front-line Maintenance –Any type of maintenance activities that are completed while something is in still in use. For example, painting and decorating an occupied office.

  • Proactive Maintenance – Proactive maintenance is the opposite of reactive maintenance because it involves maintenance activities that are carried out to avoid failure or to identify issues that could lead to failure.

  • Scheduled Maintenance – This is any type of maintenance activity that is arranged to be done ahead of time and within a certain period. Scheduled maintenance could either be a one-time task or a reoccurring task that is done at regular time intervals.  For example, a regular service or a planned shutdown

Renovations - Repairs - Additions

Because AEGIS Development Group is also a general contractor, we can provide any renovation or construction services that could require the hiring of an outside firm to manage the construction activities while ensuring all regulatory requirements are met.  Having a partner who is already knowledgeable with your buildings' existing conditions and operating procedures would result in lower cost and a reduced schedule for the required work being performed.
